By booking with us you accept the following Terms + Conditions:
PAYMENT TERMS

Total cost is charged at time of Booking.
CANCELLATION POLICY
If you cancel your booking more than 28 days prior to arrival you will receive a full refund of monies paid. If you cancel between 7 and 28 days before arrival a cancellation fee of 50% applies. No refund is provided if you cancel within 7 days of arrival or in the case of a no show. Travel insurance is highly recommended. COVID related cancellations are looked at on an individual basis at the discretion of the owners.We reserve the right to charge a $1000 bond prior to your arrival.
We have a 2 night minimum stay on weekends.
NUMBER OF OCCUPANTS
All accommodation must be used for private/residential use only and to accommodate a maximum of two guests.
No functions or parties may be conducted at the property.
Exceeding the stated number of guests will result in a termination of booking and you being required to vacate the property immediately without refund. Charges for additional guests will be debited to your Credit Card without further notice. If the amount owing is above the amount held you hereby accept this liability.
If complaints are received and you are found not to have been respectful of neighbours you will be required to vacate the premises with no further notice or refund.
NOISE
Please be respectful to our neighbours at all times and keep noise to a minimum.
VISITORS
Please avoid additional visitors during your stay.
PETS
Unfortunately we cannot accommodate pets on the property.
The slow-soak concrete bath features an overhead skylight, streaming in light from above as you blissfully bathe. We encourage guests to explore the various tastes, sights and sounds of Red Hill before returning to indulge in the luxury of the BASSANO Studio. The playful hee-haws of resident donkeys Peppi and Guido, a reminder of the pleasures of escape.
DAMAGE
Whilst you are in occupation, you are fully responsible for all breakages and damage caused to the property, its furniture fittings, or any consequent loss suffered by the Property Owner/Agent. Any such breakages, damage or loss must be reported immediately and paid for prior to departure. Failure to comply with this condition will result in a debit of any such costs and expenses to your credit card or security deposit without further notice.
SMOKING
There is no smoking inside Bassano. If there is evidence of such including a smoke odour you will be charged a fee of $500 to cover the cleaning of curtains, carpets and air-conditioning sterilisation.
RIGHT TO REFUSE OR REVOKE BOOKINGS
The Booking Agent and the Owner reserve the right to revoke or refuse to honour any property accommodation booking which may in the opinion of either party (and at their sole discretion) be unsuitable for the Property concerned.
PLEASE NOTE
If you have booked via Airbnb or booking.com , their Terms and Conditions apply to the booking..
All accommodation bookings are accepted on the basis that all occupants treat the property with care and accordance with these Terms and Conditions.
Much time and care has gone into creating these spaces for you to enjoy, please be respectful.
DISCLAIMER
I/We hereby acknowledge and agree that the Property Owner and Agent will not be held responsible nor liable for:
Any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused whilst I/we are in occupancy of the accommodation due to my/our failure to comply with the Term and Conditions or House Rules;
Any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused due to negligence on my/our /their part.
Any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused as a result of insects or wildlife in or around the accommodation site. All occupants are to take specific care at all time and requested not to approach any wildlife under any circumstances.
INDEMNITY
You, the guest, indemnify the agency against any liability which may attach to the agency as a result of damage, injury or loss being personal or proprietary suffered by any person where damage, injury or loss has been contributed to or caused by any act or occasion of the tenant or his/her visitor.
Management reserves the right to update these Terms + Conditions when required at their discretion.
